FHA Streamline FAQs

What is an FHA Streamline refinance?

FHA Streamline is a simplified refinance for existing FHA borrowers. It requires no appraisal, no income verification, and minimal documentation. You must have made at least 6 on-time payments on your current FHA loan, and the new loan must provide a “net tangible benefit” (lower payment or move from ARM to fixed).

Do I need an appraisal for FHA Streamline?

No! FHA Streamline does not require an appraisal. This makes it perfect even if your home has lost value or you owe more than the home is currently worth. The loan is based on your existing FHA loan balance, not current home value.

Do I need to verify my income?

No. The standard FHA Streamline (non-credit qualifying) requires NO income verification. No pay stubs, W-2s, or tax returns. This makes it ideal for self-employed borrowers, retirees, or anyone who has had a job change or income decrease.

How many payments do I need to have made?

You must have made at least 6 payments on your current FHA loan, and it must be at least 210 days since your first payment. You also cannot have more than 1 late payment (30+ days) in the past 12 months.

How long does FHA Streamline take?

Most FHA Streamline refinances close in 20–30 days. Because there’s no appraisal or income verification, the process is much faster than a standard refinance.

What are the costs?

Typical closing costs for FHA Streamline are $2,000–$4,000. This includes a 1.75% upfront mortgage insurance premium (MIP), title fees, escrow, and lender fees. You can roll these costs into the new loan so you pay nothing out of pocket.
